
BREEAM
BREEAM is the Building Research Establishments (BRE) recognised tool for determining whether a development is sustainable in respect of energy use, emissions, transport, facilities for users and the efficient use of land. MLM are registered with the BRE to provide both assessment and consultancy for a wide range of project types and can tailor our service level to suit the specific requirements.
Members of the MLM Sustainability Team have achieved the new BREEAM Accredited Professional (BREEAM AP) qualification and can demonstrate specialist skills in sustainability and environmental design combined with a high level of competence in the BREEAM assessment process.
BREEAM Offices
BREEAM Offices is the world's most widely used means of reviewing and improving the environmental performance of office buildings. BREEAM Offices assessments can be carried out on both new and existing office buildings - non occupied or occupied, as follows:
- New build or refurbishment: design and procurement
- Existing office (occupied): management and operation
BREEAM Retail
BREEAM Retail can be used to carry out environmental assessments for most types of retail development, and for a number of different stakeholders ranging from developers to individual tenants, managing agents and landlords.
Assessments can be carried out on single units or whole developments at four different stages in the building life cycle:
- New build
- Major refurbishment
- Tenant fit-out
- Existing building (occupied): called 'Management and Operation' assessment
BREEAM Retail can assess; General display and sale of goods, Food retail and Customer service retail.
BREEAM Industrial
BREEAM Industrial can be used to assess the environmental impact of storage and distribution units, light industrial units, factories and workshops.
Industrial is available for new buildings and for those undergoing major refurbishment. Even Speculative and partially fitted out units can be assessed.
BREEAM Schools
BREEAM Schools helps schools and LEAs to set environmental targets for new and refurbished school buildings. It also serves as a useful tool for designers by demonstrating the environmental performance of their designs for new build, major refurbishment and extensions.
BREEAM Healthcare
BREEAM Healthcare will be live from July 2008 and replaces NEAT assessments.
As of 1st of July 2008, the Department of Health will require, as part of the Outline of Business Case approval, that all new builds achieve an Excellent and all refurbishments achieve a Very Good rating under BREEAM Healthcare. Additionally all projects will need to achieve credit Tra 5 Travel Plan.
BREEAM Healthcare can be used to assess all healthcare buildings containing medical facilities.
BREEAM Bespoke
A BREEAM Bespoke assessment can be carried out on any building which falls outside the standard BREEAM versions. Assessment criteria are specifically tailored to the building type. Examples of buildings that may be assessed under BREEAM Bespoke include:
- Hotels
- Laboratories
- Leisure complexes
- Shared accommodation
Multi-residential homes do not usually fit into the standard Ecohomes version, a bespoke version of Ecohomes exists for this type of assessment which includes communal services and the management of communal areas within the building. Typical examples include student halls of residence, sheltered housing, hostels and supported homes for disabled persons.
