Environmental Due Diligence

Leaves

Whether acquiring property or an operational business, it is critical to assess potential environmental liabilities; both to understand your own exposure to risk and to reassure other stakeholders such as lenders and insurers.

MLM’s environmental due diligence team has experience of a wide range of transactions, from individual commercial units up to multi-site sale and leaseback portfolios and international corporate transactions.

Our technical expertise across contaminated land, environmental legal compliance, flood risk, ecology, asbestos and building efficiency all feeds into our due diligence capability.  This allows us to efficiently collate and interpret the available environmental information and provide clear, concise reports that support the deal in-hand.

Where others may deliver a report, MLM delivers a service.  Our consultants are available to answer queries and provide support throughout the transaction.  We are also happy to provide bespoke reporting templates that cater to your needs and budget, and to provide assistance where low-level environmental risk screening products “fail” a site.

Standard services that we provide include:

  • Desk Study Assessment - including reduce scope/reporting options
  • Full Phase 1 Environmental Assessment (Property) – focussing on contaminated land with supplementary information on other property related issues such as asbestos, ozone depleting substances, flood risk and building energy performance – relevant for both acquisition and divestment
  • Full Phase 1 Environmental Assessment (Corporate) – contaminated land and environmental legal compliance assessment – relevant for both acquisition and divestment
  • Portfolio Assessment – bespoke scope and reporting formats tailored to size and nature of the portfolio
  • Further Investigations – including Phase 2 Contaminated Land Investigations, Asbestos Surveys, Flood Risk Assessments, Ecological Assessments and Energy Performance Certification.

MLM is also able to provide Integrated Due Diligence, providing a single point of contact for a wide variety surveys, including Environmental, Structural, M&E and Asbestos.
