The scheme comprised four and eight storey blocks, with ground floor commercial/retail use and a 46 space underground car park. Many of the units are family units, with 3 and 4 bedrooms, including two storey maisonettes.
When the site was purchased the existing planning consent only included 36 affordable housing units - Genesis successfully obtained planning permission and grant funding for 100% affordable. The challenge was to incorporate the Housing Association standards into the building, whilst it was under construction and to help achieve that aim MLM became an integral member of the design team before completion of the site purchase.
Space standards applied to affordable housing resulted in the overall footprint of the building increasing and Genesis had to obtain new planning consent for the revised building size, while the scheme was under construction. To help gain best value from the space available we gave early guidance on smoke control to the basement car park, and optimising travel distances within the corridors to create viable densities and layouts.
The scheme was completed on time, budget and met all the Housing Association standards.
