Incorporating a retained façade and main entrance, the challenge was to maximise the student accommodation provision within the constraints of the existing building frontage and footprint.
The existing building posed significant structural, access and acoustic issues which necessitated professional advice in each respect. The fire engineered design entailed close liaison with the fire authority to achieve a mutually acceptable design.
To meet this challenge, the units were designed similar to flats in order to extend corridor distances and enable safe access to additional units.
Facilities such as bike parking, plant, 24hr management and a gym were included. Pod construction was utilised for WC and shower facilities within each room. Wheelchair accessible rooms were also a priority and MLM provided extensive guidance on means of escape and fire alarm requirements in this respect.
