Extension and refurbishment of an old malt house to form a new hotel.
Key Features:
- The existing malt house is located in the conservation area of the waterfront at Ipswich docks.
- The new 7 storey vertical extension is formed in lightweight steel frame and flooring.
- To minimize additional land on existing cast iron internal columns, steel plate girders transfer loads from new structures to external masonry walls.
- Glazed elevations at high level provide outstanding views over the waterfront.
- The Environment Agency to demonstrate the complex negotiations with the Local Planning Authority and Environment Agency and the provision of a carefully considered Flood Risk Assessment showing how the scheme would result in reduced Flood Risk, compared with the pre-development situation.
