This landmark development comprises a 9 storey office building and adjacent 4 storey office building with underground parking and recycling facility. The floor plans for this speculative office building are conceived as open plan offices using a typical grid dimension of 9.0m and 7.5m respectively. It is designed to highest standards powered by a CHP system achieving the BREEAM rating “Excellent”. Car parking is provided by a 1.5 storey underground car park with cycle stores and dedicated recycling storage. A total number of 9 lifts within 5 independent lift shafts offer quick access to all floors providing stability to the structure and minimizing the total amount of additional steel bracing required. The RC underground car park is designed as an earth retaining structure propping the adjacent highway and the offices above. The superstructure comprises composite concrete floors on a multi-storey steel frame developed using CSC’s 3-dimensional modelling software and drawn in three dimensions using the latest CSC 3D+ software. Thus, information could quickly be shared with the design team and sub-contractors which allowed the contractor to reduce the overall design programme.
