Pinnacle

This landmark development comprised a 9 storey office building and adjacent 4 storey office building with underground parking and recycling facility.

The floor plans for this office building were conceived as open plan offices using a typical grid dimension of 9.0m and 7.5m respectively. It was designed to the highest standards powered by a CHP system achieving the BREEAM rating “Excellent”. Car parking was provided by a 1.5 storey underground car park with cycle stores and dedicated recycling storage. A total number of 9 lifts within 5 independent lift shafts offer quick access to all floors providing stability to the structure and minimizing the total amount of additional steel bracing required.

Because of the large floor plate and height of the building 2 fire fighting shafts were incorporated into the project. Fire smoke from the basement car parks is extracted using impulse fans into central courtyard via a piece of public art acting as a series of flues that discharge the smoke above head height.
