115,000 sq ft state-of-the-art purpose-built distribution warehouse.

A large steel framed building with metal wall and roof cladding, precast concrete floors and internal blockwork walls. Ancillary facilities included for large mezzanine storage decks and compartmented office accommodation on two floors.

Appropriate fire compartmentation of the building negated the need for sprinklers under the Building Regulations and consultation was carried out with the Fire Authority and Insurers to ensure a coordinated approach.

Design challenges included ensuring a guaranteed water service provision for Fire Brigade fire-fighting that MLM successfully overcame with the design team.
