MLM Building Control were appointed to carry out the Building Regulations approval for the base build and fit out of the B&Q Warehouse at Hythe Quay Colchester.

The External façade consisted of Gassell rainscreen panels, red brickwork and aluminium curtain walling. The roof comprised of Kingspan silver panels which were fitted in full 18m length to avoid any end joints. The roof also housed 18 smoke vents which were raised on turrets.

The main internal features of the building were dock levellers, sprinkler installation, drainage installation, internal office accommodation and toilets. To one end of the main warehouse was a covered goods yard and builders centre and at the other end was a garden centre with greenhouse.

The construction works also comprised of a 460 bay car park with external walls, external car park lighting and landscaping. A main access road and footpaths were also constructed. The main external feature included a fully glazed sprinkler pump and tank housing.
