The Hale Village site was a former factory with extensive air raid shelters and bunkers; geotechnical and contaminated land conditions were variable. MLM Environmental undertook extensive investigations for the scheme and have had extensive discussions with regulators on contaminated land issues at the site.
The central building Block C1 of the Hale Village development is a 7 storey RC frame above underground car parking. The frame is characterized by a 5-storey residential RC flat slab construction over a 2-storey retail area. The column layout in the residential area was dictated by the flat layout and was designed to be incorporated within the walls whereas the column layout for the retail area was designed to give future tenants maximum flexibility by using a long span flat slab structure with a minimum number of columns and lining up with the car park columns below.
In order to satisfy the various requirements MLM made use of a RC transfer slab spreading the residential column loads across the larger span residential column pattern. More structural design features include the use of deep beams and balconies constructed top-down to omit columns under.
