MLM Building Control was approached by the Dutch hotel group CitizenM, to offer guidance and assistance to ensure that their modular constructed hotel, with a high quality fit-out fully complies with the requirements of the Building Regulations.
The hotel is to be constructed off piled foundations, with an office use on the ground floor and open court yard. On the first floor there are meeting spaces offered together with accommodation all of which are prefabricated modular units. On the other four storeys there are modular bedrooms and linen rooms. All storeys are served by lift cores and stairwell which like the bedrooms are manufactured off site and assembled on site within a short period of time.
The building is clad in a mixture of stone rainscreen and metal cladding to complement extensive glazing requirements. The ends of each bedroom module are fully glazed as a feature of the CitizenM brand. The entire hotel has a water system sprinkler system designed, installed and commissioned by a Finnish company. We have been working with the UK based design team and CitizenM to overcome issues around disability access and fire safety provisions while maintaining the hotel’s unique design and sense of “Affordable luxury for the people”.
